Liverpool Local Market Update — August 2026

A Breath of Fresh Air, L25 Property Market — August 2026

If you were to take a slow stroll down Gateacre Brow this morning, you’d feel that particular August hum. Perhaps you’d stop for a coffee near the village green or wander past the sandstone walls that make Woolton feel so permanent. It’s a time of year when the L25 gardens are in full bloom, and strangely enough, the property market is doing exactly the same thing.

I like to think of the L25 property market right now as being a bit like a high-end sourdough starter. It needs the right temperature, a bit of patience, and just when you think nothing is happening, it suddenly rises.

The Price on the Tin If you’ve been browsing the estate agents' windows from Woolton Village over to Hunts Cross, you might have noticed the numbers on the cards are nudging upwards. Right now, the average price sellers are hoping to get in L25 is £303,325.

Did you know that in just the last month, that figure has jumped by £6,875? To put that into perspective, that’s like your house "earning" more in a single month than some people save in a whole year. Generally, £300,000 is what you’d expect to pay for a lovely three-bedroom semi-detached home in a quiet L25 street.

Choice for the Curious Whether you are looking for a leafy retreat near Rose Brow or something closer to the shops in Belle Vale, there is plenty to see. We currently have 159 homes looking for new owners across L25.

Is that a lot? Well, it’s a healthy amount. It means buyers aren't desperately fighting over one single flat, but they aren't exactly spoiled for choice either. We are seeing about 28 homes find owners every single month. It’s a steady, rhythmic heartbeat—not a frantic pulse.

The "Handshake" Gap Here is a little secret from behind the estate agent’s desk: there is often a difference between the price you see on a "For Sale" sign and the price written on the final contract. In L25, that gap is currently £30,946.

Essentially, while sellers are dreaming of over £300,000, the actual price people are paying (the "sold price") is averaging out at £272,379. Why the gap? It’s because L25 is a "Seller’s Market." This means people selling their homes feel confident enough to aim high, even if the final handshake happens a little lower down the scale.

The Piggy Bank in the Walls This is my favourite part to share with neighbours. If you bought a home in L25 back in August 2019 and did absolutely nothing to it, your "bricks and mortar" have been very busy on your behalf.

Over the last seven years, the average home here has increased in value by £34,225. That is a 14.4% rise. Imagine opening a savings account seven years ago and finding an extra £34,000 in there today just for living your life. That’s the quiet power of owning a home in a postcode as popular as L25.

The High-End View While most of us are looking at family semis, L25 has had some jaw-dropping moments recently. We’ve seen a stunning home on Rose Brow go for £2.32 million, and another beautiful spot in New Mill Stile fetch £1.9 million. It shows that from the first-time buyer flats to the grandest mansions in Woolton, people see L25 as a blue-chip place to put their roots down.

So, what does this mean for you? If you’re thinking of moving, the market is moving with you. Prices are nudging up, homes are selling steadily, and the long-term wealth sitting in your walls is stronger than ever.
